The class touched on many things that I love about working with people, one being helping another person get to thier goals. My job as a Realtor has often included councelling people. In my research on coaching, I found this article about being stuck in a rut. Though I have loved working with people, I have not always loved all the work associated with being a Realtor. This article offers some great advice, I hope you enjoy it as much as I did.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Is Your Life Stuck In A Rut – 10 Ways Out&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;No matter how motivated, driven or aligned we are, everyone of us goes through a period in our life when we are stuck in a rut. Here are some of the sure signs your life is stalled:&lt;br /&gt;&lt;br /&gt;Your energy drops dramatically&lt;br /&gt;You suddenly become undecided, confused as to your next step&lt;br /&gt;Now, playing the game becomes more important than achieving results&lt;br /&gt;Seemingly overnight you are gaining weight, not sleeping and generally in ill health&lt;br /&gt;And the biggy…you stop dreaming about what is possible barely able to make it through what "is"&lt;br /&gt;&lt;br /&gt;It can happen without warning to the most optimistic of people.&lt;br /&gt;From the pages of &lt;a href="http://www.attractgreatness.com/" target="_blank"&gt;"Achieving Extreme Greatness"&lt;/a&gt; – When your life gets stuck in a rut, here are 10 things you can do to help break the habit…&lt;br /&gt;&lt;br /&gt;1. Convince yourself it will pass. Exercise. Even though times like this make any sort of physical exercise even more challenging, you must break free and focus on at least low-grade exercise such as a walk, jog or swim.&lt;br /&gt;&lt;br /&gt;3. Get social. We tend to become withdrawn in the low points of our life, a better approach is to join a new sport, hobby, fitness class, support group or other social activity where you can be with others.&lt;br /&gt;&lt;br /&gt;4. Change your diet. We tend to become self-destructive in times of trouble within our lives – eating too much sugar and carbohydrates, escaping reality with alcohol and stimulants – by breaking these bad habits we can build momentum that will break out of our rut.&lt;br /&gt;&lt;br /&gt;5. Change your routine. Being stuck in a rut is really succumbing to a pattern of bad habits – by breaking your routine, just one step toward change can get the ball rolling.&lt;br /&gt;&lt;br /&gt;6. Baby steps. Our tendancy is to wait for some major life event to break us out of our rut when the best way to quickly escape this hell-like, self-imposed prison is to take small steps each day toward improving our life.&lt;br /&gt;&lt;br /&gt;7. Change your company. There are times in my life where I was kept in a rut largely by the negative energy of the people around me. When you are stuck in life look around you, do you have positive role models or mentors you can rely on to help you see the light?&lt;br /&gt;&lt;br /&gt;8. Take responsibility. Look inward and understand that you have everything you need to succeed wildly today, it's just that you are relying on external factors for your success. By taking responsibility for changing your situation you empower yourself to break free of your rut.&lt;br /&gt;&lt;br /&gt;9. Introspection and Meditation. When things around you get so heavy, so meaningless and challenging – give yourself permission to focus inward for 30-minutes each day by practicing yoga and meditation. With just a week of consistent meditation you will be amazed at how less terrible you will feel about your current rut.&lt;br /&gt;&lt;br /&gt;10. Know the signs. Take stock each day of your feelings, your accomplishments and how well aligned your actions are with your inner purpose and desire. Recognize how you feel and how you respond when under pressure, out of control and out of alignment. If you can identify these characteristics early you can take control before you get stuck in a rut.&lt;br /&gt;&lt;br /&gt;There is no reason to spend another day stuck in a rut. LGSs collect information from potential borrowers visiting the sites, and sell it to mortgage lenders. There are dozens of LGSs, perhaps hundreds; I haven't seen an exact count. Among the largest LGSs: LendingTree.com and LowerMyBills.com.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;How lead generation sites work&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;An LGS attracts borrowers to its site primarily by promising to provide mortgages at attractive rates with one-stop shopping.&lt;br /&gt;&lt;br /&gt;A prospective borrower visiting an LGS fills out a questionnaire covering the loan request, property, personal finances and contact information. The completed questionnaire is the lead that is sold to lenders.&lt;br /&gt;&lt;br /&gt;Each lender participating in the site fills out a form indicating the features of loans they are looking for. This "filter" covers credit score, loan size, loan-to-value ratio, property ZIP code, type of property, and other factors. The LGS sells a lead with a given set of features only to lenders who have indicated that they want those features. &lt;br /&gt;&lt;br /&gt;In general, LGSs sell leads to the lenders who will pay the most for them, subject to volume-based discounts. The sites commit that they will not sell the same lead to more than three or four lenders, but skeptics abound. &lt;br /&gt;&lt;br /&gt;Lead generation sites from a lender perspective&lt;br /&gt;&lt;br /&gt;Lenders view LGSs as one more way to market themselves. Rates on the popular 30-year fixed-rate mortgage were at 4.21 percent this time a year ago, before climbing to a 2011 high of 5.05 percent in February.&lt;br /&gt;&lt;br /&gt;For 15-year fixed-rate mortgages, rates averaged 3.38 percent with an average 0.8 point, essentially unchanged from 3.37 percent last week. The 15-year mortgage hit an all-time low in records dating to 1991 of 3.26 percent during the week ending Oct. 6.&lt;br /&gt;&lt;br /&gt;At this time a year ago, 15-year loans were averaging 3.64 percent, before climbing to a 2011 high of 4.29 percent in February.&lt;br /&gt;&lt;br /&gt;Applications to refinance were down 16.6 percent from the previous week, but refi requests still accounted for 77.6 percent of all mortgage loan applications.&lt;br /&gt;&lt;br /&gt;In a forecast issued Monday, economists at Fannie Mae said they expect rates on 30-year fixed-rate mortgage loans to average 4 percent next year and 4.2 percent in 2013. Fannie Mae's forecast calls for sales of new and existing homes to grow by less than 1 percent next year, to 5.28 million, before picking up by 6.5 percent in 2013.&lt;br /&gt;&lt;br /&gt;"In this type of environment, the housing market remains very sluggish and consumers' willingness to dig into their savings to purchase big-ticket items is very low," said Fannie Mae chief economist Doug Duncan in a statement. Duncan said leading indicators "point to housing sales bouncing near the bottom at least through the end of 2012."&lt;br /&gt;&lt;br /&gt;The large inventory of distressed homes working their way through the market is putting downward pressure on prices, Duncan said, and with fall and winter being a weak seasonal sales period home prices are likely to show declines after firming for several months.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;In My Opinion&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;I have been told since I started in real estate over ten years ago that the slowest months are November and December.&amp;nbsp; I will say that I have seen some of my busiest times during these winter months.&amp;nbsp; It is true that the numbers as a whole reflect a slowdown, picking up again after the first of the year.&amp;nbsp; &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Yet I have experienced the savvy buyer taking advantage of the market during this time of year, as well as a wise seller who understands that competition is down and they can showcase their home beautifully during this time which results in attracting serious buyers.&amp;nbsp; &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Don't let the market determine when it is a good time for your move, take advantage of low interest rates and good inventory and motivated buyers today.&amp;nbsp; There is a change in the air. Not only because we see longer days and a bit more sunshine due to it being May and springtime, but there is a &lt;span id="SPELLING_ERROR_0" class="blsp-spelling-corrected"&gt;definite&lt;/span&gt; change in people's attitudes. Perhaps I am just noticing what is important to me now. We often have our reticular activators &lt;span id="SPELLING_ERROR_1" class="blsp-spelling-corrected"&gt;attuned&lt;/span&gt; to whatever is happening in our lives, perhaps this is what I am experiencing.&lt;br /&gt;&lt;br /&gt;What is our reticular activator? The reticular activator system, or &lt;span id="SPELLING_ERROR_2" class="blsp-spelling-error"&gt;RAS&lt;/span&gt; is a part of the brain that has a big role in making your goals happen. It is the part that gets turned on when you are focused on something, or experience something exciting. For instance, when you test drive or purchase a new car, have you noticed that you now see that car everywhere, where before you seldom noticed it? Or, think of walking through a busy airport with lots of noise. Do you pay much attention to the noise? Probably not. But, what if an announcement comes over the speakers concerning your flight? Your ears perk up and you listen. Although we are capable of deciding what to do on the basis of rational thought processes, &lt;b&gt;such decisions often prove less powerful than our instinctive feelings in moving us to action.&lt;/b&gt;&lt;/div&gt;&lt;p class="articletext" align="justify" style="font-family: verdana; font-size: 11px; font-weight: normal; color: rgb(42, 42, 42); text-align: justify; "&gt;&lt;/p&gt;&lt;div&gt;What does this have to do with keeping resolutions? Richard &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_1"&gt;Holton&lt;/span&gt;, a professor of philosophy at MIT and the author of “Willing, Wanting, Waiting,” points out that a resolution is an attempt to overcome the problem of maintaining an intention when we expect that, at some future time, &lt;b&gt;we will face inclinations contrary to our intention.&lt;/b&gt; Right now, we want to lose weight and we are rationally convinced that this is more important than the pleasure we will get from that extra slice of cake. But we anticipate that, faced with cake tomorrow, our desire for that rich chocolate texture will distort our reasoning so that we might convince ourselves that putting on just a little more weight &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;doesn&lt;/span&gt;’t really matter all that much. &lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;Now that we have identified the reasons why we have difficulty keeping our resolutions, we need to focus on techniques to overcome our inclination.&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;&lt;span class="Apple-style-span"  style=" ;font-family:Times;"&gt;&lt;div&gt;&lt;b&gt;Some experts recommend breaking your resolution into a series of small steps:&lt;/b&gt;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt; &lt;/div&gt;&lt;div&gt;1. &lt;b&gt;&lt;i&gt;Tell your family and friends about your resolution&lt;/i&gt;&lt;/b&gt;&lt;/div&gt;&lt;div&gt;   Gain support...give your friends and family permission to slap food out of your hands!  &lt;/div&gt;&lt;div&gt;Gives you accountability&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;2.  &lt;b&gt;&lt;i&gt;Regularly remind yourself of the benefits of achieving your goa&lt;/i&gt;&lt;/b&gt;&lt;b&gt;&lt;i&gt;l&lt;/i&gt;&lt;/b&gt;&lt;/div&gt;&lt;div&gt;Fit into your 'skinny' jeans, make your ex feel regretful, not wincing when you pass a mirror, over all better health.&lt;/div&gt;&lt;div&gt;&lt;b&gt;&lt;i&gt;     &lt;/i&gt;&lt;/b&gt;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;&lt;b&gt;&lt;/b&gt;3. &lt;b&gt;&lt;i&gt;Give yourself a small reward each time you achieve one of the steps towards your goal&lt;/i&gt;&lt;/b&gt;&lt;/div&gt;&lt;div&gt;&lt;b&gt;&lt;i&gt;    &lt;span class="Apple-style-span" style="font-weight: normal;"&gt;&lt;span class="Apple-style-span" style="font-style: normal;"&gt;Just don't let that reward be a trip to the bakery every time you spend a half hour at the gym. How about a shopping trip to Nordstrom, or maybe a new workout outfit!&lt;/span&gt;&lt;/span&gt;&lt;/i&gt;&lt;/b&gt;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;&lt;b&gt;&lt;i&gt;&lt;br /&gt;&lt;/i&gt;&lt;/b&gt;&lt;/div&gt;&lt;div&gt;&lt;b&gt;&lt;i&gt;&lt;span class="Apple-style-span" style="font-style: normal; font-weight: normal; "&gt;4. &lt;/span&gt;Keep track of your progress towards your goal&lt;/i&gt;&lt;/b&gt;&lt;/div&gt;&lt;div&gt;&lt;b&gt;&lt;i&gt;&lt;span class="Apple-style-span" style="font-style: normal; font-weight: normal; "&gt;   Keep a journal or put a chart on the fridge door. Better yet, put up a pic of yourself that accentuates the          things you find undesirable about your body!&lt;/span&gt;&lt;/i&gt;&lt;/b&gt;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;p class="articletext" align="justify" style="font-family: verdana; font-size: 11px; font-weight: normal; color: rgb(42, 42, 42); text-align: justify; "&gt;&lt;/p&gt;&lt;div&gt;&lt;b&gt;Individually&lt;/b&gt;, each of these factors seems trivial. Collectively, they are ways of exerting our self-control not only now, but in the future as well. Let's not be to hard on ourselves, never feel that just because we have slipped up, maybe devoured three pieces of New York style cheesecake, that we have to give up! Outdoors, felines can freeze, become lost or be stolen, injured or killed. Be aware that their little ears can become frozen and snap off.&lt;br /&gt; &lt;br /&gt;&lt;strong&gt;2. &lt;/strong&gt;During the winter, cats sometimes sneak under the hoods of cars. When the motor is started, the cat can be injured or killed by the fan belt. Before starting the engine, bang loudly on the car hood, to give the cat a chance to escape. Of course not to the point of denting the vehicle!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;3. &lt;/strong&gt;Never let your dog off the leash on snow or ice, especially during a snowstorm—dogs can lose their scent and easily become lost. Many dogs are lost during the winter, so make sure yours always wears ID tags.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;3. &lt;/strong&gt;Thoroughly wipe off your dog's legs and stomach when he comes in out of the sleet, snow or ice. He can ingest salt, antifreeze or other potentially dangerous chemicals while licking his paws, and his paw pads may also bleed from snow or encrusted ice.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;4. &lt;/strong&gt;Never shave your dog or cat down to the skin in winter, as a longer coat will provide more warmth.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;5. &lt;/strong&gt;When you bathe your pet in the colder months, be sure to completely dry him/her. Avoid using a hair dryer as this can scare your pet.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;6. &lt;/strong&gt; Own a short-haired breed? Consider getting a coat or sweater with a high collar or turtleneck with coverage from the base of the tail to the belly.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;7. &lt;/strong&gt;Never leave your dog or cat alone in a car during cold weather. A car can act as a refrigerator in the winter, holding in the cold and causing the animal to freeze to death. It would be horrible to get into your vehicle and find the family pet frozen solid.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;8. &lt;/strong&gt;Puppies do not tolerate the cold as well as adult dogs, and may be difficult to housebreak during the winter. If your puppy appears to be sensitive to the weather, you may opt to paper-train him inside.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;9. &lt;/strong&gt;If your dog is sensitive to the cold due to age, illness or breed type, take him outdoors only to relieve himself.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;10. &lt;/strong&gt;Does your dog spend a lot of time engaged in outdoor activities? Increase his supply of food, particularly protein, to keep him—and his fur—in tip-top shape.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;11. &lt;/strong&gt;Like coolant, antifreeze is a lethal poison for dogs and cats. Be sure to thoroughly clean up any spills from your vehicle, and consider using products that contain propylene glycol rather than ethylene glycol. With the expiration of the program many feared that home sales would decline and a market recovery would be further delayed.&lt;br /&gt;Initial reports are that the Senate has not only approved an extension of the first time home buyer tax credit, but an expansion that would allow current home owners to also be eligible for a tax credit on a new home.&lt;br /&gt;Sources within the Senate have indicated that &lt;span style="color:#cc0000;"&gt;there is a preliminary agreement to extend the so called “first time home buyer tax credit” until the end of April 2010&lt;/span&gt;. In addition, they intend to expand the program to include a tax credit of up to $6,500 for home buyers who already own a home. The senate sources indicated that one requirement on current homeowners looking to buy a new home and get the $6,500 credit is that they must have lived in their primary residence for the last five years.&lt;br /&gt;It appears they will attempt to attach this new home buyer tax credit extension to the unemployment extension bill. It’s still unclear as to when the extension will come up for a vote, but this initial report is incredibly positive news for the housing market.&lt;br /&gt;Thousands of families have already been able to purchase a home and take advantage of the first time home buyer tax credit. This five month extension and expansion will allow countless thousands more to take advantage of it as well.&lt;br /&gt;One point of frustration for many buyers is not being able to access the tax credit early and use it as part of the down payment on their purchase. While HUD has approved the use of the tax credit as down payment, lenders, as we have seen all too often, have not gotten on board with it and widely ban the use of the tax credit for down payment. Third parties have been advancing borrower's money to use as down payment in some reported cases. The Difference Between a Tax Credit and a Tax Deduction&lt;/strong&gt;&lt;br /&gt;A tax credit is applied directly to taxes owed. How Does the $8,000 Home Buyer Tax Credit Work?&lt;br /&gt;&lt;/strong&gt;Qualified home buyers can receive a true tax credit of 10% of the purchase price, with a maximum credit amount of $8,000. This means if you buy a home for $80,000 or more, you can deduct the full $8,000 tax credit from the amount owed to the I.R.S. If you usually get a refund on your taxes -- and you qualify for the maximum tax credit -- you can add another $8,000 to that refund for 2009.&lt;br /&gt;You can also amend your 2008 return and take the deduction in 2008, if you so desire.&lt;br /&gt;Qualifications for the $8,000 Home Buyer Tax Credit&lt;br /&gt;Only &lt;/span&gt;&lt;a href="http://homebuying.about.com/od/buyingahome/bb/shopping1sttime.htm"&gt;&lt;span style="color:#cc0000;"&gt;first-time home buyers&lt;/span&gt;&lt;/a&gt;&lt;span style="color:#cc0000;"&gt; are eligible. More About the $8,000 Home Buyer Tax Credit&lt;/strong&gt;&lt;br /&gt;Unlike the 2008 $7,500 home buyer tax credit, the $8,000 tax credit is not a loan and does not need to be repaid. &lt;em&gt;It's like free money for buying a house during the specified time period and meeting certain requirements&lt;/em&gt;.&lt;br /&gt;Also, unlike the 2008 $7,500 home buyer tax credit, you can use the credit if you financed your home purchase with state or local bond funding.&lt;br /&gt;However, if you sell that home within the first 3 years of ownership, the entire amount of the tax credit is recaptured. This means you will be required to give that money back to the I.R.S. Ahh the dilemma, take a deep breath and stop hyperventilating. It's YOUR lucky day! As usual its Ramona to the rescue!!! Compiled for your convenience and without bias, the pros and cons of each option available to you.&lt;br /&gt;&lt;div align="justify"&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div align="justify"&gt;&lt;strong&gt;Traditional Brokers&lt;/strong&gt;&lt;br /&gt;&lt;em&gt;The Pros&lt;/em&gt;:Brokers work. Despite the advent of the Internet, traditional agents continue to dominate the real-estate market. Indeed, &lt;strong&gt;88% of all home sales were sold with the assistance of a realtor. &lt;/strong&gt;Want exposure? Hire a broker. Traditional Realtors share their property listings in a database called the Multiple Listing Service. This database contains more than 95% of all properties that are for sale and is used by more than 1.3 million agents nationwide. It's a snap for an agent to find all of the homes in a client's price range. And since the listing broker is willing to split the 6% commission with any realtor who finds a buyer, there's plenty of incentive to show a competitor's inventory.&lt;/div&gt;You could, however, save yourself thousands of dollars by selling your property on your own. But some would argue that the headache isn't worth it..&lt;br /&gt;A good agent will do all the work for you. He or she will take control of the transaction and do everything from setting an accurate asking price and prescreening prospective buyers to showing your home and negotiating the final price. All you'll need to do is keep the place tidy. This should free you to spend your weekends looking for your new abode.&lt;br /&gt;&lt;em&gt;The Cons&lt;/em&gt;:Brokers are expensive. However, all fees are negotiable and many brokers are reporting they charge slightly lower fees.&lt;br /&gt;A broker is in control of your transaction. So be prepared for strangers to traipse through your house for a "viewing" at practically any time of day. More important, your broker will be negotiating on your behalf, and you'll have to trust that he or she is providing you with all of the information you need to make a final decision. While discounters can offer you this service, you won't get it for 2%. Many discounters will charge you a higher fee, say 4% to 5%, for the listing&lt;/strong&gt;.&lt;br /&gt;Don't expect agents to bang down your door. Even if your home is listed in the Multiple Listing Service database, &lt;strong&gt;some agents may refuse to show your property. Why? While that may seem like splitting hairs to you, the difference can really add up. If an agent can make $10,500 selling one $350,000 home vs. $7,000 on another comparable property, which one do you think he'll show first?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;div align="justify"&gt;&lt;strong&gt;For Sale by Owner&lt;br /&gt;&lt;/strong&gt;&lt;em&gt;&lt;span style="color:#000000;"&gt;The Pros&lt;/span&gt;&lt;/em&gt;:&lt;strong&gt;More money in your pocket.&lt;/strong&gt; That's right, you get to keep whatever your home sells for. You can put that 6% commission toward the down payment on a larger home or toward more important expenses, such as your child's education.&lt;br /&gt;No one knows your home better than you do. So doesn't it make sense that you could point out all of the amenities and sell it better than an agent? And consider this: Nine out of 10 agents showing a home are walking through it for the first time.&lt;br /&gt;If you want something done right, do it yourself. Selling your own home gives you complete control over the transaction. You set the price, you set up convenient times to show the home and you get to negotiate with a buyer. This way, you'll know when it's time to cave and lower your price or stay firm because your house is attracting a lot of interest.&lt;br /&gt;&lt;em&gt;The Cons&lt;/em&gt;&lt;strong&gt;:Less exposure.&lt;/strong&gt; If you try to sell your home without the assistance of a broker, you'll dramatically limit the number of potential buyers who'll view your property. Many buyers believe they can negotiate more vigorously if they're buying directly from an owner who's avoiding a hefty broker's fee.&lt;br /&gt;Selling your own home can be a hassle. You have to set a price, place ads in the paper, field calls from prospective buyers and then put on your best smile and sell that house like a pro. And don't forget about the negotiations. Some industry insiders even argue that buyers feel more comfortable talking money with a third party. Now try juggling all that's involved while holding down a full-time job and looking for a new home for your family to move into. Out of concern for all creatures big or small, we would like to post this reminder so none are harmed inadvertently.&lt;/p&gt;&lt;p align="center"&gt;THIS INFORMATION CAN HELP YOU CARE FOR YOUR CREATURE WHEN THE MERCURY RISES!&lt;br /&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;div align="left"&gt;Never leave an animal alone in a vehicle, since even with the windows open, a parked car, truck or van can quickly become a furnace. Parking in shade offers little protection, as the sun shifts during the day. When traveling, carry a gallon thermos filled with fresh, cold water.&lt;br /&gt;&lt;/div&gt;&lt;/li&gt;&lt;li&gt;Don't force your animal to exercise after a meal in hot,humid weather. Always exercise him or her in the cool of the early morning or evening.&lt;br /&gt;In extremely hot weather, don't leave your dog standing on the street, and keep walks to a minimum. He is much closer to the hot asphalt and his body can heat up quickly. His paws can burn since they are not protected by shoes.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;Never take an animal to the beach unless you can provide a shaded spot and plenty of fresh water for her to drink. Rinse her off after she has been in salt water.&lt;br /&gt;Always provide plenty of shade for an animal staying outside the house. A properly constructed dog house serves best. Bring your dog or cat inside during the heat of the day and let her rest in a cool part of your house. Always provide plenty of cool, clean water for your animal.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;Please be sensitive to old and overweight animals in hot weather. Brachycephalic (snub-nosed) dogs (especially bulldogs, Pekingese, Boston terriers, Lhasa apsos and shih tzus) and those with heart or lung diseases should be kept indoors in air-conditioning as much as possible.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;Keep a current license and identification tag on your dog or cat and consider tattooing or microchipping as a means of permanent identification.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;Avoid walking your dog in areas that you suspect have been sprayed with insecticides or other chemicals, as poisonings increase during the summer when gardens, lawns and trees are sprayed. These chemicals can sicken or kill an animal. Call your veterinarian or The ASPCA National Animal Poison Control Center (ASPCA/NAPCC) if you suspect your animal has been poisoned.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;Be alert for coolant leaking from your vehicle. Animals are attracted to the sweet taste of coolant and ingesting just a small amount can cause an animal's death. Consider using animal-friendly products that use propylene glycol rather than those containing ethylene glycol. &lt;/li&gt;&lt;li&gt;&lt;br /&gt;A clean coat can help to prevent summer skin problems, so keep your dog or cat well groomed. If he has a heavy coat, shaving your dog's hair to a 1-inch length will help prevent overheating. Don't shave a dog's hair down to the skin; this robs him of protection from the sun. A cat should be brushed frequently to keep his coat tangle-free. &lt;/li&gt;&lt;li&gt;&lt;br /&gt;Take your companion animal to the veterinarian for a spring or early summer checkup, including a test for heartworm if your dog isn't on year-round preventative medication. Have the doctor recommend a safe, effective flea and tick control program.&lt;br /&gt;&lt;/li&gt;&lt;li&gt;Never tie an animal outside on a correction collar. He can choke to death. If you must tether him, use a buckle collar with identification tags instead. (This applies in any season.)&lt;br /&gt;Never let your animal run loose. This is how an animal can contract a fatal disease, including rabies, or be injured, killed or stolen. &lt;/li&gt;&lt;li&gt;Be sure there are no open, unscreened windows or doors through which your animal can fall or jump. &lt;/li&gt;&lt;/ul&gt;&lt;p&gt;Good luck in keeping you and yours cool and comfy during the heat. Low interest rates may be the new thing. Couple this with the tax credit incentive, and the low housing costs and I believe we have the Perfect Storm! This is as good a time as I have ever seen to buy a house. Much better than when I bought my first house in 1991! People were amazed we got an interest rate of 8.5%, now it looks like it could get down to 4.5%! Please read the following article...&lt;br /&gt;&lt;br /&gt;Written by &lt;a class="profile" href="http://www.trulia.com/voices/profile/Real_Estate_Pro-Tampa-70482/" rel="nofollow"&gt;Jeff Launiere, P.A.,...&lt;/a&gt;, Real Estate Professional in &lt;a href="http://www.trulia.com/voices/Tampa---36308--"&gt;Tampa&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;&lt;em&gt;Today it was reported by anonymous sources that Treasury Secretary Henry Paulson is considering purchasing many more mortgage backed securities issued by Fannie Mae and Freddie Mac that would be used to press the mortgage interest rates down to 4.5%.&lt;br /&gt;Apparently, this would only be for new loans and not intended for refinancing. What could this mean for the depressed housing market. We will look at an example.&lt;br /&gt;Presently the rate is approximately 5.75% for a 30 year conventional loan. For a $200,000 mortgage the payment would be $1,167.15. At 4.5% as proposed on the same loan the payment would be $1,013.37 which would save the new homeowner $153.78 per month. This lowered rate would allow many buyers to qualify for a larger home at a lower payment. Analysts today predicted this could result in anywhere from 500,000 to several million more home sales. Although this new lower rate would not help save people from foreclosure, if it is true that it could not be used to refinance existing loans it would result in more foreclosed homes to sell, and would likely result in stabilization in prices.&lt;br /&gt;At the same time the FDIC is proposing rewriting existing loans for those that pay more than 31% of their income toward a home loan. In the 10 largest cities, the drop was even bigger, at 18.6 percent.&lt;br /&gt;This year from August to September, home prices fell in Portland by 1.3 percent. The average drop for the same time period in the nation’s largest 20 markets was 1.8 percent.&lt;br /&gt;The markets reporting the biggest annual price drops were Phoenix (down 31.9 percent), Las Vegas (down 31.3 percent) and San Francisco (down 29.5 percent).&lt;br /&gt;All 20 of the largest U.S. markets reported annual price drops, but the lowest were in Dallas, down 2.7 percent, and Charlotte, N.C., with a drop of 3.5 percent.&lt;br /&gt;Of the 20 cities measured, Detroit is the only city where home prices have decreased since Jan. 2000. I have not been very involved with auto racing this year, and boy... do I miss it!  On the few sunny days we have, it is hard to control the urge to push the car down the freeway or the backroads.  Thanks to  great friend, we will be attending the Rose Cup races today.  I have been so focussed on reving up my business, I haven't done much of anything else!&lt;br /&gt;&lt;br /&gt;The races are starting elsewhere too.  I am seeing more buyers in the market.  Interest rates have inched up a bit over the past week, but are still very good.  And, sellers are realizing the facts about pricing a home, they seem to be more realistic.  This makes it a fabuous time to be a buyer.  I have been saying this for a while.  And, not to say 'I told you so', but newspapers around the country are saying the same thing. &lt;br /&gt;&lt;br /&gt;Today's buyer needs to understand the market they are in.  This is not a one size fits all sorta thing.  Just as there are different classes for race cars to compete in, each with a set of guidelines and rules, so there is a set of guidelines for each market.  Often, there are markets within a market.  The inner city neighborhoods are different than Gresham, and different than Vancouver, for example.  Home owners who are considering moving up, or into a better area may want to take the time now to seriously consider making the move. I have also seen more FHA and VA loans.  With stricter lending requirements, these programs are making sense once again for some buyers.  Here is a tidbit from Inman News:&lt;br /&gt;&lt;br /&gt;&lt;em&gt;Stricter lending is definitely taking its toll on the market, prompting the National Association of Realtors' president to lash out &lt;/em&gt;&lt;a href="http://www.realtor.org/press_room/news_releases/2008/existing_home_sales_slip_in_march.html" target="_blank"&gt;&lt;em&gt;this week&lt;/em&gt;&lt;/a&gt;&lt;em&gt; at the current state of private lending practices.&lt;br /&gt;"It appears there is some overreaction on the part of some lenders now in requiring higher down-payment percentages than may be necessary," said Richard F. Gaylord, the group's 2008 president and a RE/MAX broker in Long Beach, Calif., in a statement this week.&lt;br /&gt;Gaylord said there is some relief for buyers in the form of "more lenient policies" for FHA loans, which are mortgage loans insured by the U.S. Federal Housing Administration that are intended to serve those who cannot afford a conventional down payment or qualify for private mortgage insurance.&lt;br /&gt;Mike Motta, a broker in Assonet, Mass., south of Boston, said, that tighter lending requirements have killed some real estate deals.&lt;br /&gt;"There was a period of time a few months ago when the mortgage qualifications rules seemed to be changing daily," Motta said. "That seems to have settled out, and things are much calmer in that regard."&lt;br /&gt;It is "a little trickier for many buyers, particularly those with little or no down payment or with credit problems," he said.&lt;br /&gt;More buyers are looking to FHA loans these days, he said, though conventional fixed-rate mortgages are still popular and "few people I've talked with are considering anything with a variable rate."&lt;/em&gt;&lt;br /&gt;&lt;em&gt;&lt;/em&gt;&lt;br /&gt;I strongly believe myself, that we need to educate buyers and sellers about conditions. At the gas pump, of all places!</title><content type='html'>The price at the pumps is a little bit more than sticker shock, these prices are down right frightening!  We went by the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;Arco&lt;/span&gt; at 136&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_1"&gt;th&lt;/span&gt; AVE &amp;amp; 4&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;th&lt;/span&gt; Plain today, regular was $3.50 a gallon!  Down the road, regular was $3.69!  And, premium is at $4.00!  Now, I am not that old, but, I do remember paying .99c.  There is a station on &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_3"&gt;Andresen&lt;/span&gt; and 28&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_4"&gt;th&lt;/span&gt;, we would stop there for gas, and I would treat the kids to a .25c ice cream cone.  Nope, this was not the 50s, this was 1998, just a mere 10 years ago.  Have things really gone up that much?&lt;br /&gt;&lt;br /&gt;And, what about the price of houses?  If you are a buyer, you could save some money right now.  With prices adjusting, and interest rates still great, it is one of the best times to purchase a home.  Pay a few more dollars at the pump, but save thousands on that new home you have been dreaming of.  It may be a good time to really look at your budget, see where you can save, invest what you can, and truly consider buying a house. &lt;br /&gt;&lt;br /&gt;Talk to a good lender who can find FHA, &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_5"&gt;Neamiah&lt;/span&gt;, and other programs which are still available for low to no down.  There are homes available in the low to below $200k, which I have not seen in a few years.  New construction is also a good option with builders willing to be flexible and creative to get homes sold.  If you don't have enough saved for a down payment now, a lease to purchase may work.  Or, possibly have the builder carry a small second, depending on credit and availability. During Spring Break?</title><content type='html'>Yep, it is snowing.  We are at the end of March, Portland area schools are finishing up their spring break.  And, Vancouver school children are starting their break.  And, we have snow, hail, dark clouds, and record snow fall in the mountains! &lt;br /&gt;&lt;br /&gt;As we have moved into spring, I have &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_0"&gt;definitely&lt;/span&gt; seen an increase in buyer activity.   Which is promising for sellers.  I speak with sellers who have tried to get their homes sold, and many say the same thing, "I will wait to sell until the market comes around."  Understandable.  But, does it make sense to wait until you can get more money out of your house, just to pay more for the new house you want to buy.  Seller's really need to evaluate their whole financial picture when making a move.  And, as I see more buyers out looking at houses, I think  sellers are understanding this point more.&lt;br /&gt;&lt;br /&gt;Long gone is the crazy market we had just a short while ago.  And, thank goodness.  Now that the party is over, it is clean up time.  I am positive about this change, and commit to improving my skills to stay on top of market changes.  It is even more important now to have your house stand out, and to have a quality agent represent you in the sale of your  home. &lt;br /&gt;&lt;br /&gt;As the sun comes out, so do the buyers. Right?</title><content type='html'>So, if everybody loves bubbles, and really... who doesn't, then why are people so freaked out about this word when associated with real estate?  I mean, I think of happy times when I think of bubbles. &lt;br /&gt;&lt;br /&gt;What was more amusing as a young child blowing bubbles out of a new jug of solution.  That little plastic wand filled with that magical liquid was a real treat.  I saw bubbles at parties, dances, weddings, in a bath.  Or, a fresh sink full of warm soapy water.  Or a bucket full of them on a warm summer's day while washing the car.  Any of these evoke fun happy times.  So, what about the real estate bubble?&lt;br /&gt;&lt;br /&gt;Well, this is what I decided to write about.  I guess bubbles are fun, until they pop.  The fun comes to an ubrupt ending.  Or does it?  Can something so simple really  have that much control over us?  I admit, when we are talking real estate, we are talking investment, the economy, a finacial future.  But, are we really seeing a bubble burst?  Isn't there all sizes and shapes of bubbles?  So, there is all sizes and shapes of real estate markets.  There is money to be made in all of them for the savvy shopper and investor. &lt;br /&gt;&lt;br /&gt;I challenge us to discover together what this market meens.  What opportunities await each of us.  I will post links and articles, and you feel free to ask questions or make comments.
